Strata By-Law

Strata by-laws are essentially rules regulating the day-to-day living in strata schemes. By-laws can cover issues such as the keeping of pets in the building, how smoking is regulated, how renovations are to be taken place, where rubbish is to be kept and noise control. All strata schemes are subject to a set of by-laws and you should be aware of your obligations under the by-laws  for your strata scheme when you purchase your property.


It has been made compulsory for Consolidation/Change of By-Laws dealings to be lodged electronically through Property Exchange Australia (“PEXA”). This means that the Consolidation/Change of By-Laws forms can no longer be lodged by paper.


Our firm can assist with drafting by-laws and registering any change of by-laws. 


For registration of by-laws, our work will include:


  • Reviewing the minutes where the changes were made;
  • Converting any PDF version of the by-laws into a Microsoft Word version;
  • Consolidating the by-laws in registrable form;
  • Preparation of change of by-laws form.
  • Email to secretary or strata manager enclosing forms for signing and example forms with specific instructions on how to execute the forms;
  • Electronic registration of the changes; and
  • Verification of identity.
